We are so excited to welcome you to Timber Rock Village and our Deep Creek Lake vacation rentals. Below you will find the key details to help you plan your stay with confidence. If you have questions, just reach out. We are happy to help.

Booking & Payments

Deposit: 50% of your total is due at booking.

Final Payment: The remaining balance is automatically charged 30 days before arrival.
If booking within 30 days of arrival, full payment is due at booking.

Reservations are confirmed once your initial payment and signed rental agreement are received.

Cancellations

All cancellation requests must be submitted in writing by the registered guest.

  • Cancellations more than 90 days before arrival: $500 cancellation fee (plus any travel insurance premium).
  • Cancellations within 60 days: Payments are non-refundable unless the home is rebooked. If rebooked, refunded amounts will be returned minus the cancellation fee and insurance premium.
  • Third-party booking sites like Airbnb and Vrbo may have different policies.
We strongly recommend considering optional travel insurance for added peace of mind.

Occupancy & House Rules

  • The primary renter must be 25 years or older.
  • Occupancy limits are strictly enforced and listed on each property page.
  • Homes are for registered guests only. No parties or large gatherings.
  • Excessive noise, illegal activity, or policy violations may result in immediate eviction without refund.
We want every guest to enjoy a peaceful, relaxing mountain experience.

Weddings & Events

Weddings and events are not permitted without prior approval. Please contact us if you are interested in having a wedding or event at The Village.

Check-In & Check-Out

Check-In: 4:00 PM
Check-Out: 10:00 AM

Early arrivals or late departures may be available for an additional fee depending on scheduling. Please contact us in advance to request.

Maintenance & Emergencies

If something is not working properly, please notify us immediately. We can only address concerns during your stay if we know about them.

While we cannot guarantee against unexpected mechanical issues, we will make every reasonable effort to resolve problems quickly. In rare situations, we may relocate guests to a comparable property or issue a refund if the home is deemed uninhabitable.

Guest Responsibilities
Guests agree to:
  • Keep the home clean
  • Dispose of trash properly
  • Report damage promptly
  • Follow all local laws and community guidelines
  • Use the home for residential purposes only
Failure to comply may result in termination of your stay.
Accidental Damage

We understand accidents happen.

  • Accidental damage up to $1,000 may be covered if reported promptly and not due to policy violations.

  • Damage beyond that amount or unreported damage is the guest’s responsibility.

  • Intentional or policy-related damage is not covered.

Dog Friendly Homes
Dogs are welcome only in designated dog-friendly properties.

$100 per dog (maximum 2 dogs)
Dogs must be leashed outdoors and not allowed on furniture
Guests must clean up after pets
No other pets permitted

Pets in non-dog-friendly homes will result in a $2,500 fine.
No Smoking
Smoking of any kind is not permitted inside any home. Evidence of smoking will result in a $1,500 cleaning fee.
Prohibited Items
For safety and community standards, the following are not permitted:
  • Firearms
  • Fireworks
  • ATVs
  • Motorhomes or campers
  • Illegal substances

Violations may result in immediate eviction without refund.

Hot Tub Guidelines
Many Timber Rock homes feature private hot tubs. Please follow these important safety guidelines:
  • Maximum temperature is 104°F.
  • Children must be supervised at all times.
  • Do not use while under the influence of alcohol or drugs.
  • Limit use to 15 minutes at a time.
  • No glass, candles, soaps, or additives.
  • Always replace and secure the cover when not in use.
  • Do not sit, stand, or jump on the cover.
  • Do not unplug or turn off the system.

Use of the hot tub is at your own risk. Guests agree to hold harmless Timber Rock Village and property owners from liability related to misuse. Be safe and enjoy responsibly.
Right of Entry
Timber Rock Village reserves the right to enter the property at reasonable times for maintenance, safety concerns, or policy enforcement.
